An empty property in Albania is not a passive asset. Without regular attention, an unoccupied apartment or house can deteriorate quickly — from unreported leaks and mould to unpaid utility bills, pest problems, and security risks. JHA Holdings provides structured empty property care services across Albania's main cities and coastal locations, giving foreign and non-resident owners reliable local representation and verifiable peace of mind.
What Is Empty Property Care and Why Does It Matter in Albania?
Empty property care is a structured management service for homes that are unoccupied for extended periods — whether seasonally, due to overseas residence, or during gaps between rental periods. In Albania, the combination of coastal humidity, ageing building infrastructure, and the absence of a coordinated building management system in most apartment blocks means that unoccupied properties are particularly vulnerable to hidden damage.
A property left without supervision for several months can accumulate unpaid utility bills, miss important correspondence from local authorities, develop water damage from roof or pipe leaks, or become a target for opportunistic entry. Regular professional oversight addresses all of these risks before they become costly problems.
Regular Inspections and Condition Reports
JHA Holdings conducts scheduled property inspections on your behalf. Each visit covers the interior and exterior condition of the property, checking for signs of water ingress, structural issues, pest activity, and any damage to fixtures or fittings. After every inspection, you receive a written report with photographs, accessible remotely. You always know the current condition of your property without needing to travel.
Inspection frequency is agreed in advance and can be adjusted based on the time of year, the condition of the property, and your specific requirements.
Utility and Bill Management
One of the most common problems for absent property owners in Albania is the accumulation of unpaid utility bills, administrative fines, or missed correspondence. Albanian utility providers — electricity (OSHEE), water, and internet — do not always send digital notifications, and paper bills sent to an empty address are easily missed.
JHA Holdings monitors utility accounts, ensures bills are paid on time, and alerts you to any irregularities. We act as your local point of contact for all administrative correspondence related to the property.
Maintenance Coordination When Needed
Not every property requires ongoing maintenance, but when something does need attention — a water leak, a broken lock, a damaged window — it needs to be addressed quickly. JHA Holdings maintains relationships with trusted local contractors across Albania's main cities and coordinates all repair work on your behalf. You are informed before any work is carried out and receive documentation of all costs.
Maintenance is handled on an as-needed basis. You are not billed for work that has not taken place.
Pre-Arrival Preparation and Key Holding
When you plan to visit your property, JHA Holdings prepares it for your arrival — cleaning, airing, checking that all systems are working, and stocking basic supplies if requested. We hold a set of keys on your behalf and can coordinate access for any authorised contractors, cleaners, or family members visiting the property in your absence.
Security and Emergency Response
An empty property presents a security risk. JHA Holdings carries out visual security checks during every inspection and reports any concerns immediately. In the event of an emergency — a burst pipe, a power fault, storm damage — we respond on the ground so that damage is contained quickly. You receive immediate notification and a clear action plan.
English-Language Reporting for Foreign Owners
JHA Holdings works extensively with international and diaspora property owners who manage their Albania assets remotely. All reports, correspondence, and updates are provided in English. We bridge the language and administrative gap between local contractors, utility providers, and property authorities on one side, and overseas owners on the other.

Pyetje të Shpeshta
How often will you inspect my property?
Inspection frequency is agreed as part of your service plan. Most clients choose monthly or bi-monthly inspections, with increased frequency during periods of known risk such as winter or after severe weather events.
Can you pay my Albanian utility bills on my behalf?
Yes. JHA Holdings can monitor and settle utility bills on your behalf using funds you provide in advance, or we can arrange for direct debit where available. You receive confirmation of all payments made.
What happens if there is an emergency while my property is empty?
We respond immediately, assess the situation, and coordinate the appropriate contractors. You are notified as soon as possible with a description of the issue and the steps being taken. We act within the authority you grant us at the start of the agreement.
Do you serve properties outside Tirana?
Yes. JHA Holdings provides empty property care in Tirana, Durrës, Vlorë, Sarandë, and surrounding areas along the Albanian Riviera, including Ksamil and Himara.
Will I receive reports in English?
Yes. All inspection reports, maintenance updates, and correspondence are provided in English. We understand that most of our clients are managing their Albania properties from abroad.
