Planning for Seasonal Rental Demand on Albania's Coast

A strong summer booking calendar does not by itself prove that a coastal apartment is a strong year-round investment. A useful rental plan separates the peak season from the shoulder months, accounts for owner use, and budgets for the work that continues when the property is empty.

Read the right tourism numbers

Albania's statistics agency, INSTAT, publishes monthly accommodation-establishment data. These series describe visitors and nights in the establishments covered by the survey. They are context for demand, not a forecast for a particular apartment or a substitute for platform booking statements. Compare several months and years, and check whether a statistic refers to visitors, nights, rooms, or occupancy before using it.

For a property in Durres, Vlore, or Saranda, collect local comparable listings and, where available, achieved booking records for similar homes. Compare beach distance, access, parking, lift availability, sleeping capacity, furnishing, air conditioning, and review history. Two apartments in the same city can have very different operating costs and booking potential.

Build three scenarios

Model a cautious, central, and strong season. For each month, separate nights available from nights booked, and then multiply booked nights by the price actually received after discounts. Deduct platform charges, cleaning, laundry, consumables, utilities, repairs, management, building fees, and a reserve for replacements. Do not use a full-season nightly rate for every month.

Include days blocked for the owner's family, maintenance, and weather-related work. If the investment only works when every available night books at the advertised peak rate, it is not a robust plan. Confirm the applicable tax and registration treatment with a qualified Albanian adviser rather than relying on a generic online calculator.

Plan the quiet months too

Decide whether the apartment will remain furnished and available, switch to an agreed longer stay, or close for a period. Each choice changes cleaning, utility, access, insurance, and inspection needs. A closed apartment still needs an accountable key holder and a documented inspection schedule. Coastal conditions can make moisture, salt exposure, seals, drainage, and ventilation worth checking between visits.
