Which Albanian Cadastre Documents Should a Remote Owner Request?

For an owner living abroad, the phrase “send me the title” is often too vague. A property card, cadastral map fragment, transfer act, and floor plan answer different questions. The useful first move is to identify the exact registered asset and the decision for which a document is needed.

Start with the property identifier

Record the cadastral zone, property number, unit type, address, and any separate parking or storage identifiers. Keep a scan of the most recent registered act. If a prospective buyer, lender, insurer, or manager asks for documents, confirm whether they need a current extract or a historical record and how recent it must be.

Know what each document can show

A property card is used to inspect the registered details of an asset. A cadastral map fragment helps locate the parcel or registered footprint. Supporting technical-legal documents may explain how a registration was made. None of these replaces a physical inspection or an independent legal review of rights and restrictions. Availability, fees, and identity requirements should be checked in the live portal.

Make the request traceable

Save the application receipt, payment confirmation, issued document, issue date, and identifier in one folder. Do not share an e-Albania password with a service provider; use an authorised representative process when needed. If two documents do not agree, stop and have an Albanian lawyer or surveyor explain the difference before marketing, financing, or renovating the unit.
