Preparing a Tirana Apartment for a Long-Term Tenant
An apartment can photograph well and still be difficult to rent or manage. For a long-term tenancy in Tirana, the useful question is whether a tenant can move in, understand the home's condition, pay through an agreed process, and report a problem without a chain of improvisation.
Start with the apartment's actual condition
Before marketing, test water pressure, hot water, drains, cooling and heating, windows, door locks, appliances, internet availability, and basic lighting. Record defects room by room with dated photographs. If a specialist finds an electrical, structural, gas, or moisture concern, resolve it through the appropriate qualified provider before promising occupancy.
Check the route into the building as carefully as the living room. Confirm keys and fobs, elevator access, intercom, mailbox, waste arrangements, parking rights if offered, and the building administrator's contact. A tenant should not discover after signing that the advertised parking space or storage area is unavailable.
Decide what is included
Write an inventory that separates landlord-owned furniture and appliances from the tenant's belongings. Photograph serial numbers and existing wear where useful. State which utilities are active, whose name is on each account, how meter readings are recorded, and who handles transfer or settlement. Confirm the property's internet service rather than describing an untested connection as ready.
Set a realistic asking rent using comparable apartments with similar location, condition, furnishing, and access. A headline asking price is not evidence of achieved rent. Keep a record of enquiries and viewing feedback, and adjust the brief when the same objection appears repeatedly.
Make the tenant decision traceable
Use a consistent enquiry and application process. Decide who may collect information, who reviews it, and who makes the final tenant decision. A local lawyer should prepare or review the tenancy terms, deposit treatment, notice provisions, and any legally required formalities for the specific arrangement.
At move-in, create a signed or otherwise mutually acknowledged condition record, inventory, key count, and meter readings. Explain the maintenance contact, emergency process, building rules, and how the tenant will report an issue. Both parties should receive a copy of the handover pack.
Define the owner's operating view
An overseas owner needs a monthly view of rent due and received, arrears, repairs, approvals, invoices, and upcoming lease dates. Agree which expenses the manager can authorize and which require approval. Keep the rent account and reporting responsibilities explicit in the management agreement.
