Airbnb Management in Durrës

An Airbnb apartment in Durrës can earn anywhere between €4,000 and €18,000 a year depending almost entirely on how it's run. Same building, same square meterage, same number of beds — one apartment earns three times what the next one does because someone is actually answering messages, adjusting prices weekly, and turning over the apartment to hotel standard.

The honest version of what we do

  • Listing setup and photography. We rebuild the listing with professional photos, a properly written description, and amenities filled in accurately. A surprising number of Durrës listings still have phone-camera photos and three-sentence descriptions; those listings get a fraction of the bookings they should.
  • Dynamic pricing. Nightly rates updated daily based on local occupancy, day of week, days-to-arrival, and competing listings. The price ceiling on a 2-bed beachfront Durrës apartment in early August is roughly €110 per night; the floor in mid-November is roughly €30. The algorithm fills the calendar between those two extremes.
  • Guest communication, multilingual. Average first-response time is under 30 minutes during operating hours (08:00–22:00 Albania time). Languages on rotation: English, Albanian, Italian, German, French, Russian, Hebrew.
  • Check-in / check-out. Smart lock with rotating code, plus a JHA team member meeting first-time international guests at the property. We handle late check-ins and early arrivals without an extra charge unless it's truly 02:00.
  • Turnover. Cleaning, fresh linens, restocked consumables (toilet paper, soap, dishwasher tabs, coffee, sugar, salt), a damage walkthrough, and a photo report uploaded to the owner's monthly statement.
  • Maintenance triage. Same-day response to anything that affects a guest's stay — broken AC in August, no hot water, a fridge that's stopped cooling. We have vetted technicians on call and pay them directly; you see the invoice in the monthly statement.
  • Review handling. Every guest gets a personal thank-you after check-out. Bad reviews get a calm professional reply, never a defensive one — those replies are read more carefully than the reviews themselves.

What we don't do (and why)

We don't take last-minute one-night bookings from accounts with no prior reviews. Most party damage in Durrës comes through this exact pattern — a brand-new account requesting a Friday night, "celebrating my birthday with friends". The pricing for last-minute one-nighters from blank accounts is set artificially high; if they pay it, the unit cost of damage is at least covered.

We also don't charge a separate "linen fee" or "supplies fee" on top of cleaning. Some Albanian managers do — it lets them advertise a lower management percentage and recover the difference through hidden line items. Cleaning at cost and supplies at cost is the only honest version.

How we'd set up your apartment

  1. Week 1: walkthrough and gap list. We visit, photograph, and list everything missing — mattress protector, blackout curtain in the bedroom, decent shower head, a kettle. Most apartments need €400–€900 of small purchases to be Airbnb-competitive.
  2. Week 2: photography and listing. Professional photos, written description in three to five languages depending on your target market, full amenities entered. We list on both Airbnb and Booking.com simultaneously through a channel manager to avoid double-booking.
  3. Week 3: launch. Pricing live, first guests booking. First two bookings priced slightly low to seed a review history quickly.
  4. Month 2 onward: tuning. Weekly pricing review, monthly performance review with owner, quarterly walkthrough.

Trial period

The first 90 days are a notice-only contract. Either side can walk away with 14 days' notice and no cancellation fee. After 90 days we move to a 12-month rolling agreement, still 14 days' notice. We don't believe in long lock-ins — if we're worth keeping, you'll keep us.
