Renewing a Rental Lease in Albania: A Landlord Timeline

A good lease renewal starts well before the last day of the tenancy. The owner needs time to review the contract, listen to the tenant, check the apartment's condition, and decide whether continuing the relationship makes sense. A last-minute rent message is a poor substitute for that process.

Start with the signed agreement

Read the exact term, notice provisions, renewal mechanism, deposit terms, and responsibilities for repairs and utilities. Ask an Albanian lawyer to advise where a clause is unclear or a legal requirement may apply. Do not assume a standard notice period or automatic extension that is not established for the actual tenancy.

Review the property and the relationship

Compare rent due and received, maintenance requests, completed repairs, building issues, and the move-in inventory. Arrange access for an inspection under the agreement and with appropriate notice. Record necessary repairs separately from a proposed rent change; a tenant should not be asked to renew while a serious unresolved defect is being ignored.

Make the renewal offer concrete

Give the tenant a written proposal stating the proposed term, rent, payment date, any documented changes to utility or building charges, and the date by which a response is needed. If the rent changes, explain the property-specific evidence used: condition, comparable current alternatives, and the services included. The highest asking rent on a website is not proof of an achieved local rent.

Close the record properly

If both sides agree, have the renewal or amendment prepared and signed through the process appropriate to the tenancy. Save copies, update the rent schedule and contact details, and confirm how the existing deposit is treated. If the tenant leaves, use a dated move-out and deposit checklist rather than improvising deductions.
