Rental Move-Out and Deposit Checklist for Albania Property Owners
The end of a tenancy is easier when the move-in record was done properly. Without a starting inventory, dated condition photographs, and agreed meter readings, even an ordinary scratch or missing key can become a disagreement. This checklist is about operational evidence, not a statement of Albanian deposit law; ask a local lawyer to interpret the lease and current rules for the specific case.
Confirm the timetable in writing
Start with the lease and any written amendments. Confirm the agreed departure date, inspection time, cleaning expectations, access for viewings or repairs, and where the tenant should send a forwarding contact. Do not assume that an informal message changed a contractual deadline. Keep a dated record of what both sides agreed.
Before the final visit, retrieve the move-in inventory and photographs. Prepare a room-by-room checklist and identify items already reported during the tenancy. Ask the tenant to flag repairs or disputed inventory in advance so the inspection is not the first conversation about them.
Inspect against the starting record
At handover, photograph each room, appliance, bathroom, balcony, parking or storage area, and any reported defect. Record meter readings where relevant. Compare the condition with the documented starting point, taking ordinary use into account as the applicable agreement and law require. A photograph alone does not establish responsibility; note the item, the comparison, and what further evidence is needed.
Count physical keys, fobs, remotes, parking devices, mailbox keys, and smart-lock credentials. Change or revoke access where appropriate and document when it happened. Confirm who now controls the property and who can enter for cleaning, maintenance, or a new tenant handover.
Separate facts from proposed charges
Create one itemized list for cleaning, damage, missing items, unpaid charges, and any other unresolved issue. Attach the relevant condition evidence, supplier quote or invoice, and the lease clause or professional advice used for the decision. Do not quietly deduct an estimate without a record or promise an immediate deposit return before the final reconciliation is complete.
Give the tenant a clear written account of the outcome and keep the correspondence. Have an Albanian lawyer advise on contested deductions, deadlines, and dispute procedure. Preserve deposit funds and records according to the actual legal and contractual requirements; these can vary by arrangement.
Prepare the next use
After the former tenant leaves, decide whether the property needs repairs, a full clean, utility changes, refreshed photographs, or a different rental strategy. A dated completion list prevents an old tenancy's problems from being passed to the next occupant.
