How to Choose a Property Manager in Albania
The best property-management proposal is not necessarily the longest or the cheapest. For an owner outside Albania, the strongest test is whether the operating model remains clear when something changes: a repair is needed, a booking account must be transferred, a tenant leaves, or the owner wants to end the agreement.
Use the questions below to compare providers on the same basis.
What exact service are you buying?
"Full service" can mean very different things. Ask the provider to list the recurring tasks, response boundaries, inspection frequency, reporting, and excluded work.
Separate short-term rental management, long-term rental management, tenant sourcing, vacant-home care, cleaning, maintenance coordination, and renovation projects. A provider may offer several, but each needs a clear scope.
Who owns the booking and payout accounts?
For short-term rentals, ask whose name controls the platform account, recovery email, payout destination, reviews, photographs, and reservation history. The preferred model for many owners is to hold the primary account and grant operational permissions to the manager.

How is the management fee calculated?
Do not compare percentages until each provider defines the calculation base. Ask whether the fee is based on gross rent, platform payout, or a defined net amount. Then ask which costs are deducted before the percentage and which are billed separately.

What can the manager approve without you?
The agreement should distinguish routine work, urgent problems, and emergencies. Ask for the ordinary approval limit, emergency ceiling, evidence required, and process for larger quotes.

What will you see each month?
Ask for a blank reporting template rather than a polished claim about transparency. The report should connect income or tenancy activity with source statements, property costs, management fees, maintenance, approvals, and next actions.
Confirm whether the owner can access the underlying account statements, invoices, receipts, photographs, and maintenance history. Review what a property owner report should show.
How are suppliers selected?
Ask whether the manager uses employees, independent contractors, or a mix. Find out how quotes are compared, whether any markup or referral fee applies, what proof is supplied, and how poor work is handled.
Specialist, legal, tax, engineering, valuation, and notarial work should remain with appropriately qualified professionals. A property manager can coordinate access and records without pretending to hold every regulated role.
How is property condition documented?
Before work starts, there should be a dated condition record, inventory where relevant, access register, known-defects list, and record of open work. During management, inspections should use a repeatable checklist appropriate to the property.
For an empty property, ask what is actually inspected and how often. For a rental, ask how turnover observations become maintenance actions rather than disappearing into cleaner messages.
What happens when the relationship ends?
Ask this before signing. The exit process should cover notice, keys, deposits, files, platform access, future reservations, supplier details, open repairs, owner funds, and final reporting.

What evidence supports performance claims?
Be cautious with guaranteed occupancy, fixed yields, universal nightly rates, or unnamed client results. Ask for the period, location, sample size, calculation method, and whether a number is verified first-party data, an external source, or only a forecast.
Property performance depends on location, condition, season, pricing, operating cost, regulation, and owner decisions. A useful assessment should explain assumptions and uncertainty.
